Notice is hereby given to the general public that applications involving the properties/and or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code.  The Planning Commission will hold a PUBLIC HEARING on these items and on other matters on Thursday, March 19, 2020, beginning at 1:00 p.m. or later, in City Hall, 1 Dr. Carlton B. Goodlett Place, Room 400.

2018-001443MAP PCA (Board File TBD) – M-1 and M-2 Rezoning. Adoption of Planning Code and Zoning Map Amendments to rezone certain parcels in Industrial Use Districts to Production, Distribution, and Repair and other Use Districts; affirming the Planning Department’s determination under the California Environmental Quality Act; making findings of consistency with the General Plan, and the eight priority policies of Planning Code, Section 101.1; and making findings of public necessity, convenience, and welfare under Planning Code, Section 302.  For further information, call Diego Sánchez at (415) 575-9082 or email at diego.sanchez@sfgov.org  and ask about Case No. 2018-001443MAP PCA.

2019-020999CUA: 150 Waverly Place – on east side of Waverly Place between Washington Street and Clay Street, Lot 040 of Assessor’s Block 0210 (District 3) – Request for a Conditional Use Authorization, pursuant to Planning Code Sections 303 and 812, for an existing restaurant use (d.b.a The Spicy Shrimp) to operate as a restaurant with a Type-41 On-Sale Beer and Wine for Bona Fide Public Eating Place license. This project was reviewed under the Community Business Priority Processing Program (CB3P). The subject property is located within the CRNC (Chinatown-Residential-Neighborhood Commercial) and 50-N Height and Bulk Districts. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2019-021215CUA: 3751 24th Street - south side of 24th Street and between Church and Chattanooga Streets, Lot 023A in Assessor’s Block 6510 (District 8) - Request for a Conditional Use Authorization pursuant to Planning Code Sections 202.2(a), 303, and 728 for the establishment of a Cannabis Retail (d.b.a. The Mill) at a 932 square-foot tenant space located at the ground floor of an existing two-story, mixed-use building within the 24th Street, Noe Valley Neighborhood Commercial (NCD) Zoning District and 40-X Height and Bulk District. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2019-002243DRP: 439 Hill Street– between Sanchez and Noe Streets; Lot 045 in Assessor’s Block 3621 (District 8) - Request for Discretionary Review of Building Permit Application No. 2019.0221.3509 for alteration of an existing single-family home with an unauthorized dwelling unit to establish two legal dwelling units, and a horizontal and vertical addition to add 1,472 sq. ft. within the RH-1 (Residential House, One-Family) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h).). Persons who are unable to attend the scheduled Commission hearing may submit written comments regarding these cases to the individuals listed for each case above at the Planning Department, 1650 Mission Street, 4th Floor, San Francisco, CA 94103. Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Commission.

Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
