Notice is hereby given of consideration for adoption a Community Plan Evaluation Mitigation Monitoring and and Reporting Program (MMRP) for Certain Community Plan Evaluations (CPE). The purpose of the hearing is for the ERO to consider and make findings that feasible programmatic mitigation measures will be undertaken by the project. Once adopted, the mitigation measures are incorporated into the conditions of project approval.

2021-010087ENV: 2741 16TH STREET, Lots 001, 002, 005, and 021 in Assessor's Block 3572, in a PDR-1-G (Production, Distribution & Repair - 1 – General) Zoning District and a 58-X Height and Bulk District. The approximately 39,552 square-foot (sf) (0.91 acre), irregularly shaped project site is located on the south side of 16th Street, between Folsom and Harrison Streets, in San Francisco’s Mission neighborhood. The proposed project would include the following: 1) Construction of a one-story vertical addition to the existing PDR building, which would include 7,947 sf of laboratory use and 2,443 sf of office use on the mezzanine floor; 2) conversion of the existing PDR use to office associated with laboratory and laboratory use and 3) construction of a new, 87,840 sf laboratory building in the location of the existing surface parking lot. The new building would be 58 feet in height, and with the proposed addition the existing building would be 56.5 feet-in-height. The proposed 4-story approximately 87,840 gsf building would contain approximately 83,947 gsf of laboratory use and a 19,510 sf basement level with 41 vehicular parking spaces, 3 car share spaces, 58 class 1 bicycle parking space and 8 class 2 spaces. For further information, call Benjamin Lamb at (628) 652-7506, or via e-mail at benjamin.lamb@sfgov.org and ask about Case No. 2021-003928ENV.
