Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Zoning Administrator will hold a PUBLIC HEARING on these items and on other matters on Wednesday, May 26, 2021, beginning at 9:30 a.m. Please be advised that due to the COVID-19 emergency, the Zoning Administrator will conduct this hearing remotely using videoconferencing technology. Additional information may be found on the Department's website.

2020-009196VAR (KIMBERLY DURANDET) 301 WINFIELD STREET, Lot 035 in Assessor's Block 5670, in the RH-2 Zoning District, a 40-X Height and Bulk District, and the Bernal Heights Special Use District. REAR YARD SOUGHT: The proposal is to excavate and construct a horizontal addition to add habitable space to the existing single-family home, and to add a new 2nd floor terrace over the 1st floor addition and modest two-story extension to the building along the Eugenia Street frontage. The rear yard stairs will also be rebuilt. PLANNING CODE SECTION 242(e)(2) requires the subject property to maintain a rear yard of 45% or approximately 30 feet 6 inches. The rear of the existing building currently encroaches approximately 1 foot 6 inches into the required rear yard. The proposed horizontal addition would extend another 11 feet 6 inches and results in a rear yard of 18 feet 6 inches. Likewise, the new stair from the second story to the upper rear yard would extend into the required rear yard by 8 feet 4 inches. Therefore, the project requires a variance to construct the horizontal addition and stairs.

2020-005987VAR (STEPHANIE CISNEROS) 22 HENRY STREET, Lots 121-122 in Assessor's Block 3541, in an RTO Zoning District and 40-X Height and Bulk District. REAR YARD SOUGHT: The proposal is to remove an existing three-story stair at the rear and construct a new three-story stair with associated decks at the rear. PLANNING CODE SECTION 134 requires that the subject property maintain a rear yard equivalent to 46 feet 9 inches, the average depth of the adjacent buildings. The existing building and rear stair project into the required rear yard by approximately 9 feet 2 inches. The new stair and deck will continue to project into the rear yard by 10 feet 5 inches. Therefore, a variance is required.

2019-013412VAR (SHARON YOUNG) 146 JORDAN AVENUE, Lot 037 in Assessor's Block 1063 in an RH-1 (D) Zoning District and a 40-X Height and Bulk District. REAR YARD SOUGHT: The proposal is to construct a detached garage structure (approximately 10 feet wide by 20 feet deep by 11 feet high) within the required rear yard of the three-story, single family dwelling. The new detached garage structure will replace the original garage structure that was demolished at the southeast corner of the lot without the benefit of permit. The proposal will also replace the existing deck and stairs (less than 3 feet in height), replace and increase the height of the side and rear fences, install a gate at the side yard, and modify a portion of the grade in the rear yard. PLANNING CODE SECTION 134 requires the property to maintain a rear yard of 36 feet. The new detached garage structure will be constructed entirely within the required rear yard. Therefore, a variance is required.

2020-011317VAR (STEPHANIE CISNEROS) 3665A 19TH STREET, Lot 065 in Assessor's Block 3598 in an RH-3 Zoning District and 40-X Height and Bulk District. REAR YARD SOUGHT: The proposal is to construct 4 dormers at the roof level of the existing structure at the rear of the lot. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard equivalent to 45% of the lot depth or the average of the adjacent buildings. The subject lot contains one building at the front and one at the rear and currently has an existing rear yard equal to 15 feet, located between the two buildings. The proposal is to add dormers to the building located at the rear of the lot, within the required rear yard. Therefore, a variance is required.

2020-008913VAR (ELLA SAMONSKY) 148 BOCANA STREET, Lot 012A in Assessor's Block 5620 in an RH-1 Zoning District, 40-X Height & Bulk District, and Bernal Heights Special Use District. MASS REDUCTION SOUGHT: The proposal is to construct a 3-story horizontal and side addition and a 1-story vertical addition to an existing single-family home. PLANNING CODE SECTION 242(e)(3) requires at least 650 square feet of usable floor area be removed from the permitted building envelope on the property. The proposal removes only 568 square feet from the permitted building envelope. Therefore, a variance is required.
