Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Zoning Administrator intends to hold a PUBLIC HEARING on these items and on other matters on Wednesday, September 28, 2022, beginning at 9:30 a.m. or later. Please be advised that due to the COVID-19 emergency, the Zoning Administrator may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. Additional information may be found on the Department’s website.
2022-000591VAR (ALEX WESTHOFF) 1113 HAMPSHIRE STREET, Lot 027 in Block 4211 in a RH-2 Zoning District, Calle 24 SUD, and a 40-X Height and Bulk District: REAR YARD: The proposal is to construct an in-fill ground floor addition at the rear, beneath the existing rear deck, along with rear steps and privacy screen firewall. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of approximately 33 feet 6 inches. The rear addition and 15-foot tall firewall will be fully within the required rear yard. Therefore, a variance is required.
2021-011806VAR (KIMBERLY DURANDET) 12 RICO WAY, Lot 015A in Assessor's Block 418A located within the RH-3 Zoning District and a 40-X Height and Bulk District: REAR YARD: The project proposes to legalize work done without a permit that removed a landing and stair from the kitchen to the rear yard and built a deck with parapet wall and glass panel windscreen. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of approximately 15 feet. The proposed rear falls entirely within the required rear yard. Therefore, a variance is required.
2021-008145PRJ (RYAN BALBA) 409 29TH STREET, Lot 043 in Block 6613 in a RH-2 Zoning District, and a 40-X Height and Bulk District: REAR YARD: The proposal is to construct a third story vertical addition and decks in the front and rear. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of approximately 54 feet. A portion of the vertical addition and rear deck will be located within the required rear yard. Therefore, a variance is required.
2022-000765PRJ (EDGAR OROPEZA) 612 PRECITA AVENUE, Lot 028 in Block 5514 in a RH-2 Zoning District, and a 40-X Height and Bulk District: INCREASED HEIGHT OF THE STRUCTURE: The project proposes to demolish and reconstruct the existing sunroom located at the rear of the existing single-family building. The sunroom’s exterior height will increase by approximately 2 feet and will be within the same footprint, resulting in no increase to its square footage or depth on the lot. PLANNING CODE SECTION 242(E)(2)(B) requires the subject property to maintain a rear yard of approximately 34 feet. The existing building already intrudes into the required rear yard, leaving a yard of only 10 feet measured from the rear property line. Therefore, the increased height of the structure requires a variance.
