Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Zoning Administrator intends to hold a PUBLIC HEARING on these items and on other matters on Wednesday, December 7, 2022, beginning at 9:30 a.m. or later. Please be advised that due to the COVID-19 emergency, the Zoning Administrator may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. Additional information may be found on the Department’s website.

2020-011280VAR (LAURA AJELLO) 1611 BRODERICK STREET, Lot 003 in Assessor's Block 1053, in a RH-3 Zoning District, and 40-X Height and Bulk District: REAR YARD AND FRONT SETBACK: The proposal is to raise a noncomplying portion at the rear or building, construct a garage in the front setback, and add a 2nd dwelling unit. PLANNING CODE SECTION 132 requires the subject property to maintain a front setback of 11 feet 6 inches. The proposal will raise the height of the existing building within the required front setback. Therefore, a variance is required. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of 57 feet 10 inches. A portion of the building already exists in the required rear yard, and the project would reconstruct this area with the same 27-foot 9-inch setback. Therefore, a variance is required.

2022-002861VAR (BRANDEN GUNN) 1400 EUCALYPTUS DRIVE, Lot 013 in Block 7267, RH-1 Zoning District and 40-X Height and Bulk District: REAR YARD: The proposal is to legalize an existing shed structure constructed in the rear yard that is 9 feet 2 inches tall and approximately 100 square feet. PLANNING CODE SECTION 134 requires the subject lot to maintain a rear yard of 30 feet. The proposed shed is located within the required rear yard and does not meet the requirements of Planning Code 136(c)(23) for rear yard sheds. Therefore, a variance is required.

2022-003149VAR (DAKOTA SPYCHER) 2658 22ND STREET, Lot 017 in Assessor's Block 4143 located within the RM-1 Zoning District and a 40-X Height and Bulk District: REAR YARD: The project proposes to legalize the demolition and reconstruction of a legally existing second floor deck and stairs at the rear of the subject property within the same envelope and location. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard depth of approximately 43 feet. The proposed deck and stairs would fall within the required rear yard. Therefore, a variance is required.

2022-003907VAR (DAKOTA SPYCHER) 2112 18TH STREET, Lot 001D in Assessor's Block 4010 located within the RH-2 Zoning District and a 40-X Height and Bulk District: REAR YARD: The project proposes to reconstruct an existing second story deck and add a spiral staircase and roof deck within the rear yard. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of approximately 40 feet 9 inches. The proposed deck and stairs will encroach into the rear yard by approximately 7 feet, resulting in a rear yard of 25 feet 8 inches Therefore, a variance is required.

2022-004379VAR (KURT BOTN) 4104 CALIFORNIA STREET, Lot 021 in Assessor's Block 1363 located in the RH-3 Zoning District and a 40-X Height and Bulk District: REAR YARD: The proposal is to legalize a dwelling unit and a 3-story deck and spiral stair, and to construct a new fire wall on the western portion of the rear yard. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard equal to the average depth of the two adjacent buildings, but no less than 25% of the lot depth. The proposed work falls within the required rear yard. Therefore, a variance is required.

2022-005132VAR (MONICA GIACOMUCCI) 364 CRESCENT AVENUE, Lot 001 in Assessor’s Block 5808 in an RH-2 Zoning District, Bernal Heights SUD, and a 40-X Height and Bulk District: REAR YARD: The proposal is to construct a dormer at the third story of an existing single-family building. PLANNING CODE SECTION 242€(2)(A) requires the subject property to maintain a rear yard depth of at least 33 feet 9 inches. The proposed dormer is located within the required rear yard area. Therefore, a variance is required.

2021-002939VAR (GABRIELA PANTOJA) 324 COLLINGWOOD STREET, Lot 003 in Assessor's Block 2751, in a RH-2 Zoning District, and 40-X Height and Bulk District: FRONT SETBACK: The proposal is to in-fill under an existing deck on columns at the front of an existing two-story over basement, single-family building. PLANNING CODE SECTION 132 requires the subject lot to maintain a front setback equal to the average front setback of the adjacent properties, up to a maximum of 15 feet. The required front setback for the subject property is 15 feet. The proposed infill will encroach approximately 8 feet 9 inches into the front setback. Therefore, a variance is required.
