Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Zoning Administrator intends to hold a PUBLIC HEARING on these items and on other matters on Wednesday, February 22, 2023, beginning at 9:30 a.m. or later. Please be advised that due to the COVID-19 emergency, the Zoning Administrator may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. Additional information may be found on the Department’s website.

2022-008773VAR (BRANDEN GUNN) 1931 LYON STREET, Lot 004 in Block 1007 in a RH-2 Zoning District, and a 40-X Height and Bulk District: REAR YARD: The proposal is to replace and expand the rear deck and stairs. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of 45%, or approximately 39 feet. The new deck extends approximately 24 feet into the required rear yard. Therefore, a variance is required.

2022-006216VAR (DAKOTA SPYCHER) 958 WISCONSIN STREET, Lot 088 in Assessor's Block 4161, located within an RH-2 Zoning District and a 40-X Height and Bulk District: REAR YARD: The project proposes to construct a new deck and firewall at the rear of the property. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of approximately 45 feet, which is 45% of the lot depth. The proposed deck and firewall are located entirely within the required rear yard. Therefore, a variance is required.

2022-003264VAR (JEFFREY SPEIRS) 2 DAWNVIEW WAY, Lot 013 in Assessor's Block 2872 in an RH-1 Zoning District, Central Neighborhoods Large Residence Special Use District, and a 40-X Height and Bulk District: REAR YARD: The project proposes to expand an existing rear deck at the second floor. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of approximately 22 feet. The proposed rear deck falls entirely within the required rear yard. Therefore, a variance is required.

2018-010825VAR-02 (MONICA GIACOMUCCI) 694 TENNESSEE STREET, Lot 007 in Assessor's Block 3996 in an RH-2 Zoning District, and a 40-X Height and Bulk District: REAR YARD: The proposal is to construct an extension to an existing first-story deck. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of 25 feet in depth between residential buildings on the lot. The proposed deck extension will result in a rear yard of only 14 feet 2 inches. Therefore, a variance is required.

2014-003219VAR (GABRIELA PANTOJA) 369 VALLEY STREET, Lot 033 in Assessor's Block 6620, in a RH-2 Zoning District, and 40-X Height and Bulk District: REAR YARD: The proposal is to relocate and expand an existing one-story single family residence. PLANNING CODE SECTION 134 requires the subject lot to maintain a minimum rear yard equal to 45 percent of the total lot's depth or a line representing the average rear yard of the adjacent properties, but no less than 25 percent or 15 feet, whichever is greater. The required rear yard for the subject property is approximately 36 feet 6 inches. The proposed expansion will project approximately 11 feet 6 inches into the required rear yard. Therefore, a variance is required.

2022-005925VAR (EMILY LANE) 675 JACKSON STREET, Lot 018 in Assessor's Block 0194 in a CVR ( Chinatown Visitor Retail) Zoning District, and a 50-N Height and Bulk District: LOT COVERAGE: The proposal is to convert existing office space on the 2nd and 3rd floors in two residential units on each floor, and to add a roof deck and stair penthouse. PLANNING CODE SECTION 134.1 requires that at the lowest level occupied by a dwelling, the site coverage shall be no more than 75%. The 2nd floor would be the lowest level occupied by a dwelling and covers the entirety (100%) of the property. Therefore, a variance is required.
