Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Zoning Administrator will hold a PUBLIC HEARING on these items and on other matters on Wednesday, January 24, 2024, beginning at 9:30 a.m. in City Hall, 1 Dr. Carlton B. Goodlett Place, Room 408.

2023-008323VAR (WILLIAM MCCALLUM) 242 32ND AVENUE, Lot 016 in Assessor's Block 1391, in an RH-1(D) Zoning District, and a 40-X Height and Bulk District: REAR YARD: The project proposes to 1) expand the dormer windows on the single-family building at the rear of the lot, 2) expand the basement level, 3) replace the front porch, 4) excavate at the front and rear to create lightwells down to the basement level, 5) demolish the existing garage at the front of the lot, and 6) construct a new, larger garage in the same location. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard depth of 45 feet. The existing house, and the proposed dormer expansion, is fully within the required rear yard. Therefore, a variance is required.

2023-004747VAR (KIMBERLY DURANDET), 591-595 WALLER STREET, Lot 020 in Assessor's Block 0865, in an RTO Zoning District, and a 40-X Height and Bulk District: REAR YARD: The proposal is a horizontal expansion of the 2nd and 3rd floor to add an elevator at the rear of the building. PLANNING CODE SECTION 134 requires that the property maintain a rear yard that is 45% of the lot depth or average of adjacent buildings, but in no case less than 25% or 15 feet, whichever is greater. The rear expansion of the 2nd and 3rd floor is located entirely in the required rear yard. Therefore, a variance is required.

2023-002672VAR (MAGGIE DONG), 1201 32ND AVENUE, Lot 001 in Assessor’s Block 1718, in an RH-1(D) Zoning District, and a 40-X Height & Bulk District: REAR YARD AND SIDE YARD: The proposal is to construct a second story horizontal addition measuring 46 square feet at the rear and 10 square feet at the side to an existing 2-story residential building containing 3 dwelling units. PLANNING CODE SECTION 133 requires the subject property to maintain two side yards of approximately 3 feet each. The proposed horizontal addition extends 10 inches into the required south side yard. Therefore, the project requires a variance. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of approximately 27 feet. The proposed horizontal addition is located entirely within the required rear yard. Therefore, the project requires a variance.

2023-007433VAR (EDGAR OROPEZA) 19 PORTER STREET, Lot 014 in Assessor's Block 5808 in an RH-2 Zoning District, The Bernal Heights SUD, and a 40-X Height and Bulk District: REAR YARD: The proposal is to construct a rear deck at the 2nd story of the existing 2-story single-family building. PLANNING CODE SECTION 242 requires the subject property to maintain a rear yard of approximately 31 feet 6 inches measured from the rear property line. The existing house already encroaches roughly 3 feet into the required rear yard. The proposed deck will encroach approximately 4 feet 10 inches further into the required rear yard. Therefore, the project requires a variance.

2023-006944VAR (JEFFREY SPEIRS) 55 ULLOA STREET, Lot 039 in Assessor's Block 2902, in an RH-1(D) Zoning District, and a 40-X Height and Bulk District: REAR YARD: The proposal is to construct a vertical addition to an existing two-story, single-family building. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard of approximately 26 feet 5 inches measured from the rear property line. The existing building extends into the required rear yard. A portion of the proposal would expand the building within the required rear yard. Therefore, a variance is required.

2015-012994VAR-02 (ELIZABETH MAU) 200-214 VAN NESS AVENUE, Lot 203 in Assessor's Block 0811, in a C-3-G Zoning District, and a 96-X Height and Bulk District: BICYCLE PARKING: The proposal is to reduce the amount of Class 1 Bicycle Parking spaces from 166 to 64 in the existing building containing 113 student group housing bedrooms, 30 dwelling units, 49,600 square feet of educational and performance space, and 2,600 square feet of ground floor restaurant/retail space. PLANNING CODE SECTION 155.1(b)(3)(B) requires that no more than one-third of the required Class 1 bicycle parking be provided as Vertical Bicycle Parking. The project proposes 64 total spaces, 26 of which are Vertical Bicycle Parking. Therefore, a variance is required. PLANNING CODE SECTION 155.2 requires the Project to provide 166 Class 1 bicycle parking spaces (30 for the dwellings; 134 for student housing; 2 for Institutional Uses; and 1 for retail uses). The project proposes only 64 Class 1 bicycle parking spaces. Therefore, a variance is required.

2022-002640VAR (MATTHEW DITO) 888 FELL STREET, Lot 067 in Assessor's Block 0822, in an RM-1 Zoning District, and a 40-X Height and Bulk District: REAR YARD: The proposal is to construct a deck at the rear of the building. PLANNING CODE SECTION 134 requires properties the subject lot to maintain a rear yard equal to 45 percent of the total lot depth, unless reduced to the average of qualifying adjacent rear building walls, but not less than 25 percent or 15 feet, whichever is greater. The proposed deck is located within the last 25 percent of lot depth. Therefore, a variance is required.

2019-006995VAR (WILLIAM MCCALLUM) 1128 LAKE STREET, Lot 005 in Assessor's Block 1346, in an RH-2 Zoning District, and a 40-X Height and Bulk District: REAR YARD: The proposal is to relocate the existing building to the front of the lot, add vertical and horizontal additions, and make facade alterations. PLANNING CODE SECTION 134 requires properties the subject lot to maintain a rear yard of 18 feet, however the project proposes little to no rear yard. Therefore, a variance is required.
