Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Zoning Administrator will hold a PUBLIC HEARING on these items and on other matters on Wednesday, April 24, 2024, beginning at 9:30 a.m. in City Hall, 1 Dr. Carlton B. Goodlett Place, Room 408.

2023-010932VAR (MICHELLE LANGLIE) 1723-1727 STOCKTON STREET, Lot 008 in Assessor's Block 0089, in the North Beach Neighborhood Commercial District, and 40-X Height and Bulk District: REAR YARD: The proposal is to construct internal renovations and to legalize the enclosure of rear porches at the 2nd and 3rd floor levels at the rear of the separate building located at the rear of the lot. PLANNING CODE SECTION 134 requires the property to maintain a minimum rear yard depth equal to 25% of the total lot depth. The proposed enclosures are located within the required rear yard. Therefore, a variance is required.

2022-010910VAR (VINCENT PAGE) 332-334 12TH STREET, Lot 005 in Assessor's Block 3522, in a RED-MX Zoning District, the Western SOMA Special Use District and Priority Equity Geographies Special use District, and a 45-X Height and Bulk District: REAR YARD: The proposal is to replace the 26-foot wide curb cut with a 10-foot curb wide cut, establish two screened off-street parking spaces within the required rear yard, and clearly denote usable open space for the two dwelling units. PLANNING CODE SECTION 134 requires the subject property to maintain a rear yard setback equal to 25% of the lot depth. The proposed parking spaces would be located entirely within the rear yard setback, which is not permitted. Therefore, a variance is required.

2023-010908VAR (CHRISTY ALEXANDER) 2930 LAGUNA STREET, Lot 034 in Assessor's Block 0530, in an RH-2 Zoning District, the Family Housing Opportunity Special Use District, and 40-X Height and Bulk District: REAR YARD: The proposal is to construct a vertical addition onto the existing garage at the street-front to add a new dwelling unit, and to renovate the existing unit in the rear building. PLANNING CODE SECTION 134 requires that the property maintain a rear yard that is 30% of the lot depth but in no case less than 15 feet. Through Zoning Administrator interpretation, an interior area between the two buildings must be at least 25% of the lot depth. However, the project proposes less than 25% in the interior. Therefore, a variance is required.

2023-011692VAR (CHRISTY ALEXANDER) 2790 BROADWAY, Lot 014 in Assessor's Block 0959, in an RH-1(D) Zoning District, the Family Housing Opportunity Special Use District, and 40-X Height and Bulk District: SIDE YARD AND REAR YARD: The proposal is to enlarge existing bay windows on the rear facade (North) at the 2nd, 3rd, and 4th floors, to enlarge the existing decorative exterior stair landing on 3rd floor of the rear facade (North), and to construct a one-story infill beneath the deck at the rear. PLANNING CODE SECTION 133 requires that the property maintain two side yards of at least 5 feet. The proposed expansion of the bay windows and the infill beneath the deck will encroach into the side yards. Therefore, a variance is required. PLANNING CODE SECTION 134 requires that the property maintain a rear yard that is 30% of the lot depth, but in no case less than 15 feet. The proposed expansion of the bay windows and the infill beneath the deck will encroach into the rear yard. Therefore, a variance is required.

2024-002551VAR (MAGGIE LAUSH) 40-42 SYCAMORE STREET, Lot 068 in Assessor's Block 3576, in an RTO-M Zoning District, Priority Equity Geographies SUD, and a 45-X Height and Bulk District: REAR YARD: The proposal is to demolish the existing rear stairs and rebuild a stair along the western property line, and to construct two ADUs on the ground-floor of an existing three-story, two-unit building. PLANNING CODE SECTION 134 requires that the property maintain a rear yard that is 30% of the lot depth either at the rear or the central portion of the lot. However, the project proposes less than 30% at the rear or in the interior. Therefore, a variance is required.
