Notice is hereby given to the general public that an application involving the property and/or issue described below has been filed with the Planning Department for review as set forth in the City Planning Code. The Zoning Administrator will hold a SPECIAL PUBLIC HEARING on this item and/or other matters on Tuesday, December 12, 2023, beginning at 2:00 p.m. at 49 South Van Ness Avenue, Room 273, 2nd Level.
2022-005728VAR (NICHOLAS FOSTER) 1212-1214 UNION STREET, Lot 018 in Assessor's Block 0096, in an NC-1 Zoning District, and a 40-X Height and Bulk District: REAR YARD MODIFICATION: The proposal is to construct a 3rd floor horizontal addition, a stair penthouse, and new roof deck on an existing three-story building containing two dwelling units. Planning Code Section 134 requires the subject property to maintain a rear yard of at least 25 percent of lot depth (or 15 feet) at all levels. The existing, irregular-shaped third floor encroaches into the required rear yard by approximately 8 feet. The proposed horizontal expansion of the third-floor towards the front of the lot infills approximately 36 square feet within the required rear yard. Therefore, the project requires a rear yard modification.
