Application Fee Increase on October 1, 2019 (New & Renewal Applications)

Please note that effective October 1, 2019, the short-term rental application fee (new or renewals) will increase from $250 to $450. The application fee is valid for two-years from when the short-term rental application is approved. This application fee increase is based on a provision of the City’s short-term rental law (Section 41A.5(g)(3)(B) of the San Francisco Administrative Code). This provision requires that the fee be modified periodically to reflect the operating costs for administering the City’s short-term rental program, and is based on studies by the City’s Office of the Controller. The administration of the City’s short-term rental program is funded primarily by application fees and enforcement penalties; and does not include funding from hotel taxes (also known as transient occupancy taxes). For those hosts with active short-term rental certificates that are set to expire soon, please note that renewal applications and the renewal fee are only accepted for certificates set to expire within less than 30 days.

Quarterly Reporting Now Open

The Quarterly Reporting Period is now open for certified hosts to report their quarterly stays for April 2019 through June 2019. Please note that quarterly reporting is NOT required if you have a pending application with our Office. Quarterly reporting is required for short-term rental hosts with a certificate issued by the Office of Short-Term Rentals. This item is not handled by hosting platforms for you and is separate from hotel tax reporting (handled separately by the SF Tax Collector). If it's your first time reporting online, you'll need to activate your online account first: Enter the registration number from your STR certificate. Do not use the business account number from the Tax Collector. You'll receive an email with a link to set a password. Once you've set your password, select Report Stays Now to file. Quarterly Reports are due no later than July 31, 2019.

Please note that business registration certificates (which are separate from separate short-term residential rental certificates issued by the Office of Short-Term Rentals) need to be renewed during the month of May each year. Business registration certificates are administered by a separate City office (Treasurer & Tax Collector). To renew, please visit: www.sftreasurer.org/registration, then scroll down to select "Renew Business Registration." While there please make sure you have the correct business type listed of "Accommodations," and that the Transient Occupancy Tax (hotel taxes) item is correctly noted. If you need assistance with this item please contact the SF Treasurer & Tax Collector at the first floor of City Hall, or by calling 311 from your phone. In order to legally host short-term rentals, a host needs both a business registration certificate AND a short-term residential rental certificate (valid for two years from issuance).
