SAN FRANCISCO PLANNING COMMISSION NOTICE OF HEARINGS

Notice is hereby given to the general public that applications involving the properties/and or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code.  The Planning Commission will hold a PUBLIC HEARING on these items and on other matters on Thursday, January 24, 2019, beginning at 1:00 p.m. or later, in City Hall, 1 Dr. Carlton B. Goodlett Place, Room 400.

Case No. 2016-004403CUA: 2222 Broadway – North side of Fillmore and Webster Streets; Lot 070 in Assessor’s Block 0564 (District 2) – Request for Conditional Use Authorization pursuant to Planning Code Sections 178(e)(2), 209.1, and 303 to increase the enrollment cap for an existing school, Schools of the Sacred Heart (Broadway campus), with a student enrollment increase from 850 to 1050 students and an increase in the number of faculty and staff from 200 to 205 (at most). The proposal will involve modifying conditions of a prior Conditional Use Authorization under Case No. 1999.217C (Motion No. 16082). No physical alterations to the existing school buildings and surrounding sidewalks and streets are proposed.  The Project Site is located within a RH-2 (Residential-House, Two-Family) Zoning District and a 40-X Height and Bulk District. A Planning Commission approval at the public hearing would constitute Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). The proposed project will include implementation of an updated Transportation Management Plan (TMP) by the school for which CEQA clearance was issued under 2016-004403ENV.  For further information, call Sharon M. Case No. 2018-010700CUA: 4018 24th Street - North side between Noe and Castro Streets; Lot 009 of Assessor’s Block 3656 (District 7) - Request for Conditional Use Authorization, pursuant to Planning Code Sections 303 and 728 to establish a restaurant use (DBA Wallflower) in an existing and vacant ground floor storefront (approximately 1,425 square feet in area) most recently permitted as a limited restaurant use, in an existing three story, mixed use building. This change of use will enable the proposed restaurant to obtain an ABC license type 41 for the on-site sale of wine and beer. No changes to the front façade of the building or construction is associated with this proposal. The Project Site is located within the 24th Street – Noe Valley NCD (Neighborhood Commercial District) and 40-X Height and Bulk District. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). This project was reviewed under the Community Business Priority Processing Program (CB3P). Case No. 2018-008877CUA: 1519 Polk Street – West side between Sacramento and California Streets; Lot 004 of Assessor’s Block 0643 (District 3) - Request for Conditional Use Authorization, pursuant to Planning Code Sections 303 and 723 to establish a bar use (wine and cheese bar, DBA ORA) in an existing and vacant retail storefront (approximately 805 square feet in area at the ground floor level of the building with a 575 square foot basement storage area) in an existing four story, mixed use building. Interior tenant improvements, a new business sign, and window replacement at the front façade of the building are associated with this proposal. The Project Site is located within the Polk Street NCD (Neighborhood Commercial District) and 65-A Height and Bulk District. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). Case No. 2018-000813CUA: 939 ELLIS STREET – south side of Ellis Street between Van Ness Avenue and Franklin Street; Lot 019 in Assessor’s Block 0738 (District 5) – Request for Conditional Use Authorization, pursuant to Planning Code sections 209.3 and 303 to establish a Health Service Use, under Retail and Sales Services, within a currently vacant 96,908 square foot  tenant space most recently used as an Office Use within the RC-4 (Residential – Commercial, High Density) Zoning District, Van Ness Special Use District and a 130-V Height and Bulk District. No exterior modifications are proposed under this application. A Planning Commission approval at the public hearing would constitute Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). Persons who are unable to attend the scheduled Planning Commission hearing may submit written comments regarding these cases to the individuals listed for each case above at the Planning Department, 1650 Mission Street, 4th Floor, San Francisco, CA  94103.  Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Planning Commission.
