Please be advised that the notices provided below may not represent a complete list of items scheduled to be considered at a public hearing. For a complete list of items scheduled to be considered at a particular public hearing, please refer to the posted agenda.


Notice is hereby given to the general public that applications involving the properties/and or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code.  The Planning Commission will hold a PUBLIC HEARING on these items and on other matters on Thursday, April 25, 2019, beginning at 1:00 p.m. or later, in City Hall, 1 Dr. Carlton B. Goodlett Place, Room 400.

Case No. 2016-010589ENX/OFA:  2300 Harrison Street – located on the west side of Harrison Street between 19th and Mistral Streets; Lot 001 in Assessor’s Block 3593 (District 9) - Request for Large Project Authorization and Office Development Authorization, pursuant to Planning Code Sections  321, 322 and 329, to demolish an existing surface parking lot and construct a six-story over basement garage, 75-foot tall, 78,096 square foot vertical addition to an existing 3-story, 42-foot tall, 68,538 square foot office building. The addition will result in a mixed-use building with 24 dwelling units, 27,152 square feet of additional office space, 3,242 square feet of ground floor retail, 1,158 square feet of ground floor arts activities/retail space, 31 additional Class 1 bicycle parking spaces, 8 Class 2 bicycle parking spaces and a total of 41 off-street parking spaces. The dwelling-unit mix includes 14 one-bedroom and 10 two-bedroom units. The Project includes 4,922 square feet of usable open space through a combination of private and common open space. The proposed project would utilize the State Density Bonus Law (California Government Code Sections 65915‐65918), and proposes waivers for building height, ground floor active uses, ground floor height and narrow street height limit, and a concession for rear yard in UMU (Urban Mixed-Use) District and a 68-X Height and Bulk District. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). Case No. 2015-015789ENX: 828 Brannan Street – located on the northwest corner of Brannan and Langton Streets (District 6) - Request for a Large Project Authorization, pursuant to Planning Code Section 329, for new construction greater than 25,000 gross square feet (gsf) in the UMU Zoning District. The proposed project would demolish the existing two-story industrial building (measuring approximately 12,605 gsf), and construct a new seven-story, 68-foot tall, approximately 58,553 gsf mixed-use building with 50 dwelling units and 2,104 gsf of ground floor commercial space. The project provides 22 below grade off-street, automobile parking spaces, including one car share parking spaces and 60 Class 1 bicycle parking spaces. The project would provide an approximately 2,700 gsf rear yard and 4,819 gsf of roof deck as common open space and five private balconies on floors three to seven.  Under the Large Project Authorization, the project is seeking exceptions to the Planning Code requirements for rear yard (Planning Code Section 134) and dwelling unit exposure (Planning Code Section 140). A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). Persons who are unable to attend the scheduled Planning Commission hearing may submit written comments regarding these cases to the individuals listed for each case above at the Planning Department, 1650 Mission Street, 4th Floor, San Francisco, CA  94103.  Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Planning Commission.

Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
