Please be advised that the notices provided below may not represent a complete list of items scheduled to be considered at a public hearing. For a complete list of items scheduled to be considered at a particular public hearing, please refer to the posted agenda.


Notice is hereby given to the general public that applications involving the properties/and or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code.  The Planning Commission will hold a PUBLIC HEARING on these items and on other matters on Thursday, May 16, 2019, beginning at 1:00 p.m. or later, in City Hall, 1 Dr. Carlton B. Goodlett Place, Room 400.

Case No. 2015-007816CUA: 400-444 Divisadero Street and 1048-1064 Oak Street – northeast corner at Divisadero and Oak Streets, Lots 004, 005, 017, 018, and 019 in Assessor’s Block 1216 (District 5) - Request for Conditional Use (CU) Authorization, pursuant to Planning Code Sections 121.1, 202.5, 271, 303, 304, and 317, to allow a Planned Unit Development (PUD) to demolish a gas station, a car wash, and 3 dwelling units and construct a 3- to 6-story building with 184 dwelling units, approximately 8,100 square feet of commercial/retail use, 57 parking spaces, and 186 bicycle spaces, totaling approximately 150,000 square feet. The existing two-unit building at 1060-62 Oak Street would be retained and relocated 49 feet to the east. The proposal includes PUD modifications for rear yard, projections over streets, and dwelling unit density; and CU for development lot size, conversion of a service station, demolition of residential units, and bulk exception. The project site is located in the Divisadero Street Neighborhood Commercial Transit District, an RH-3 (Residential, House, Three-Family) District, and 65-A and 40-X Height and Bulk Districts. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). Case No. 2018-014905CUA: 1711 Haight Street – located on Haight Street between Cole Street and Shrader Street (District 5) – Request for a Conditional Use Authorization for a Massage Establishment (d.b.a. “Iyara Traditional Thai Massage”) at the ground story of a three-story residential-over-commercial building within the Haight Street NCD (Neighborhood Commercial District) District and a 40-X Height and Bulk District. The project proposes no expansion of the existing tenant space or building envelope and would occupy a vacant commercial space. Case No.2018-016996CUA: 517 Clement Street – south side between 6th and 7th Avenues, Lot 038 in Assessor’s Block 1438 (District 1) - The proposal is for Conditional Use Authorization pursuant to Planning Code Sections 303 and 716 to establish an approximately 1,980 square foot Restaurant Use (d.b.a Mamahuhu) within the Inner Clement Street Neighborhood Commercial District and a 40-X Height and Bulk district. The newly established use proposes exterior signage and fenestration modifications and will occupy a vacant ground floor tenant space near the intersection of Clement Street and 6th Avenue most recently occupied by a Retail Sales and Service use. This project was reviewed under the Community Business Priority Processing Program (CB3P). This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to Section 31.04(h) of the San Francisco Administrative Code. Persons who are unable to attend the scheduled Planning Commission hearing may submit written comments regarding these cases to the individuals listed for each case above at the Planning Department, 1650 Mission Street, 4th Floor, San Francisco, CA  94103.  Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Planning Commission.

Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
