Zoning Verification Letter (ZAV)
A Zoning Verification Letter is a written response to a request about the current land use and zoning for a specific property. It includes information on variances, special permits, ordinances or conditions, and violations. This letter is more simplistic in nature than a Letter of Determination, which provides a specific interpretation or determination. A Zoning Verification Letter usually includes, but is not limited to, a rebuild letter.
A Rebuild Letter is a type of Zoning Verification Letter. It states that the building can be restored to its original condition and use in the event the property is destroyed by fire or any other form of natural disaster. The fee for this type of letter is the same as the fee for a Zoning Verification Letter fee.
There is a fee associated with this letter. Refer to Section 6 of the Fee Schedule.
How to Submit
Requests for a Zoning Verification Letter must be submitted online using Public Portal or in writing. If you need a zoning verification letter for more than one parcel, please submit a separate application request for each parcel.
Online Public Portal
The City provides residents, businesses, and visitors access to government services online, 24-hours-a-day, 7-days-a-week through the citizen portal. For security reasons, all online filing requires registration of a free user account. Please have all your property information ready in advance.
- After registering or login, go to "+ New" and select "Planning Application" (there may be an agreement screen for first-time accounts).
- Select from the list of available applications and follow all instructions.
Submitting online through the Public Portal is the fastest way to process your request. You will instantly receive the Zoning Verification Letter.
Written Submission
If you prefer to submit in writing, please email a request to CPC.ZAintake@sfgov.org. Once your application is received, you will receive an email with instructions to submit payment, which is required before we can accept your request. Please allow 1-2 weeks to receive payment instructions and up to an additional 4 weeks to receive the Zoning Verification Letter.
