- DIAL the number listed for the meeting toll-free at 1 (415) 655-0001.

- Wait for Public Comment to be announced (by Item # or for General Public Comment).

2020-001286CUA: 576 27th Avenue – east side of 27th Avenue between Geary Boulevard and Anza Street; Lot 017 in Assessor's Block 1518 (District 1) – Request for Conditional Use Authorization, pursuant to Planning Code Sections 303 and 317, to demolish an existing two-story single-family dwelling and construct a four-story two-family dwelling. The site is located within an RH-2 (Residential-House, Two-Family) Zoning District and a 40-X Height and Bulk District. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2020-007461: 1057 Howard Street – east side of Howard Street between Miss and Russ Streets; Lot 073 in Assessor's Block 3731 (District 6) – Request for Conditional Use Authorization, pursuant to Planning Code Sections 202.2, 303, and 840, to establish a 2,017 square foot Cannabis Retail use on the first floor of a two-story mixed-use building within the MUG (Mixed Use-General) Zoning District, the SoMa Youth and Family Special Use District, and 85-X Height and Bulk District. No on-site smoking or vaporizing of cannabis products is proposed. 2019-014461CUA: 1324-1326 Powell Street – east side of Powell Street and abutting Fisher Alley on the north, between Broadway and Pacific Avenues; Lot 014A in Assessor’s Block 0160 (District 3); Request for Conditional Use Authorization pursuant to Planning Code Sections 254 and 303 for a structure over 35 feet in height. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2013.1535CUA-02: 450-474 O’Farrell Street/ 532 Jones Street – north side of O’Farrell Street and east side of Jones Street between Taylor and Jones Streets; Lots 007, 009 and 011 in Assessor’s Block 0317 (District 6) – Request to amend Conditions of Approval of Planning Commission Motion No. 20281, adopted September 13, 2018, for Planned Unit Development/ Conditional Use Authorization. A revised project scope still includes demolition of the three buildings, construction of a 13-story mixed use building with similar massing, ground floor commercial and a new church, but now proposes up to 302 group housing rooms instead of up to 176 residential units and no longer proposes residential off-street parking. At minimum, Conditions of Approval Nos. 24, 25, 26, 32, pursuant to Planning Code Sections 303, 304, 415, 166, and 155, are to be amended to reflect the project revision and status for a Project within the RC-4 Zoning District, the North of Market Residential Special Use District, and the 80-T-130-T Height and Bulk District. This project has undergone environmental review pursuant to the California Environmental Quality Act and Chapter 31 of the San Francisco Administrative Code. The Planning Commission certified the Final Environmental Impact Report (EIR) for the project on September 13, 2018 (Motion No. 20279). On December 21, 2020, the Planning Department published an addendum to Final EIR for the Project. No further environmental review is required. 2018-017283DRP: 476 Lombard Street - between Stockton and Grant Streets; Lot 017A in Assessor’s Block 0062 (District 3) - Request for Discretionary Review of building permit 2018.1019.3722. to construct a horizontal addition and a new elevator and roof deck to the existing three-story, 3,192-square-foot single-family residence within the RH-3 (Residential House, Three-Family) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2017-011977DRP-02: 3145-3147 Jackson Street - between Presidio and Lyon Streets; Lot 017 in Assessor’s Block 0983 (District 2) - Request for Discretionary Review Application of building permit 2018.1010.2850 to construct a one-story vertical addition; excavate for new garage and basement; demolish existing front masonry switchback stairs and replace with new; relocate front porches and build new wood entry stairs; combine façade windows into one bay; new windows throughout; new deck and spiral staircase to third floor; and new penthouse and roof decks. The existing three-story, two-unit residential building is approximately 6,642 gross square feet in size with no off-street parking spaces. With the proposed project, the building would be four stories with one basement level and approximately 10,645 gross square feet in size. The project would add three off-street parking spaces. The project would require approximately 15 feet of excavation below the existing ground surface, resulting in approximately 2,000 cubic yards of soil removal to the existing three-story, 3,192-square-foot two-family residence within the RH-2 (Residential House, Two-Family) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). Persons who are unable to attend the scheduled Commission hearing may submit written comments regarding these cases to the individuals listed for each case above via email or at the Planning Department, 49 South Van Ness Avenue, Suite 1400, San Francisco, CA 94103. Comments received by 9:30 a.m. on the day of the hearing will be made as part of the official record and will be brought to the attention of the Commission.
Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Commission at, or prior to, the public hearing.
