Instructions for Calling-In to a Meeting

  1. DIAL the number listed for the meeting toll-free at 1 (415) 655-0001.
  2. Enter the Access Code for this meeting: 146 569 1685 then press #. If prompted for an Attendee ID, just press #.
    Please note: the Access Code will change for every meeting.
  3. Stop and LISTEN.
  4. Wait for Public Comment to be announced (by Item # or for General Public Comment).
  5. When the Commission/Hearing Secretary calls Public Comment, press *3 to raise your hand.
  6. Once you raise your hand, you will hear the prompt, “You have raised your hand to ask a question. Please wait to speak until the host calls on you.” If you no longer want to submit public comment, press*3 to lower your hand.
  7. Wait for your turn to speak.
  8. When you hear the prompt, “Your line is unmuted” – THIS IS YOUR OPPORTUNITY TO PROVIDE YOUR PUBLIC COMMENT.
  9. The Commission/Hearing Secretary will indicate how much time you have to provide your comments. You will be alerted when you have 30 seconds remaining.

Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Planning Commission intends to hold a PUBLIC HEARING on these items and on other matters on Thursday, June 17, 2021, beginning at 1:00 p.m. or later. Please be advised that due to the COVID-19 emergency, the Planning Commission will conduct this hearing remotely using videoconferencing technology. Additional information may be found on the Department's website.

2019-020611CUA/VAR: 5114-5116 3rd Street – west side of 3rd Street between Bay View Street and Shafter Avenue, Lot 004 in Assessor’s Block 5358 (District 10) – Request for Conditional Use Authorization pursuant to Planning Code Sections 303 and 317, to retroactively allow the demolition of a dwelling unit located within a legal nonconforming auxiliary structure at the rear of the subject property. The unit was demolished without the benefit of a permit and has since been replaced with a new dwelling unit in approximately the same building footprint. The proposal also requests a Variance from Planning Code Section 134 (Rear Yard) as the new structure is located fully within the required rear yard. This project is within the Bayview NCD (Neighborhood Commercial) Zoning District, the Bayview Hunters Point Area Plan, and a 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2021-001791PCA [Board File No. 210116]: Review of Large Residence Developments – Ordinance amending the Planning Code to require Conditional Use Authorization for certain large residence developments in Residential, House (RH) zoning districts; affirming the Planning Department’s determination under the California Environmental Quality Act; and making findings of consistency with the General Plan, and the eight priority policies of Planning Code, Section 101.1, and findings of public convenience, necessity, and welfare under Planning Code, Section 302. 2019-013412DRP/VAR: 146 Jordan Avenue – between Euclid Avenue and Geary Boulevard; Lot 037 in Assessor’s Block 1063 (District 2) - Discretionary Review of Building Permit No. 2019.1127.8326 to construct a detached garage structure (approximately 10 feet wide by 20 feet deep by 11 feet high) within the required rear yard of the single family dwelling. The new detached garage structure will replace the original garage structure that was demolished at the southeast corner of the lot without the benefit of permit. The proposal will also replace the existing deck and stairs (less than 3 feet in height), replace and increase the height of the side and rear fences, install a gate at the side yard, and modify a portion of the grade in the rear yard within the RH-1(D) (Residential House, One-Family Detached) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2019-014071DRP: 2269 Francisco Street – between Divisadero and Scott Streets; Lot 057 in Assessor’s Block 0929 (District 2) - Discretionary Review of Building Permit No. 2019.0702.4960 to construct an 8-foot high aluminum pergola atop a 1 foot tall, approximately 400-square-foot roof deck platform, flanked at the front and rear by wind screens. The pergola is set back 10 feet from the front of the building. The project also includes a new stucco-clad stair penthouse for roof deck access and a 3 ½ foot solid guard rail capped by a 2 ½ foot louvered wood fence along the western portion of the deck within the RH-3 (Residential House, Three-Family) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h).). It is strongly recommended that persons submit their comments in writing in advance of the hearing. Written comments may be submitted via email directly to the case planner.

Persons who are unable to attend the scheduled Planning Commission hearing may submit written comments regarding these cases to the individuals listed for each above via email or at the Planning Department, 49 South Van Ness Avenue, Suite 1400, San Francisco, CA 94103. Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Planning Commission.

Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
