Instructions for Calling-In to a Meeting
- DIAL the number listed for the meeting toll-free at 1 (415) 655-0001.
- Enter the Access Code for this meeting: 2491 678 1281 then press #. If prompted for an Attendee ID, just press #.
Please note: the Access Code will change for every meeting. - Stop and LISTEN.
- Wait for Public Comment to be announced (by Item # or for General Public Comment).
- When the Commission/Hearing Secretary calls Public Comment, press *3 to raise your hand.
- Once you raise your hand, you will hear the prompt, “You have raised your hand to ask a question. Please wait to speak until the host calls on you.” If you no longer want to submit public comment, press*3 to lower your hand.
- Wait for your turn to speak.
- When you hear the prompt, “Your line is unmuted” – THIS IS YOUR OPPORTUNITY TO PROVIDE YOUR PUBLIC COMMENT.
- The Commission/Hearing Secretary will indicate how much time you have to provide your comments. You will be alerted when you have 30 seconds remaining.

Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Planning Commission intends to hold a PUBLIC HEARING on these items and on other matters on Thursday, September 30, 2021, beginning at 1:00 p.m. or later. Please be advised that due to the COVID-19 emergency, the Planning Commission may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. 2021-001622CUA: 220 POST STREET – Located on the north side of Post Street, between Grant Avenue and Stockton Street; Lot 007 in Assessor’s Block 0294 (District 3) - Request for a Conditional Use Authorization, pursuant to Planning Code Sections 210.2 and 303 to convert the third floor of the subject property with approximately 6,124 square feet from retail use to an office use. The project site is located within the C-3-R (Downtown-Retail) Zoning District, Downtown Planning Area, and 80-130-F Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2019-014461CUA: 1324-1326 POWELL STREET – Located on the southeast corner of Powell Street, south of Fisher Alley; Lot 014A in Assessor’s Block 0160 (District 3) - Request for Conditional Use Authorization, pursuant to Planning Code Section 254 and 303 to allow construction over 35 feet in height for a project that would construct a new eight-story, 84-ft 5-in tall, mixed-use building (approximately 27,160 square feet) with 24 dwelling units, and making findings of eligibility for the individually requested State Density Bonus. The project would utilize the State Density Bonus law (California Government Code Sections 65915-65918) and receive four waivers for: site coverage (Planning Code Sec. 134.1), dwelling unit exposure (Planning Code Sec. 140), height limit (Planning Code Sec. 260), and bulk limits (Planning Code Sec. 270) requirements of the planning code. The project site is located within a CRNC (Chinatown Residential Neighborhood Commercial) Zoning District, Chinatown Planning Area, and 65-N Height and Bulk District. 2021-002468CUA: 2040 FILLMORE STREET – East side of Fillmore Street between California and Pine Streets; Lot 022 in Assessor’s Block 0653 (District 2) - Request for Conditional Use Authorization pursuant to Planning Code Sections 303 and 718 to establish a Formula Retail Use (d.b.a. Lululemon). The project is located within the Upper Fillmore Street NCD (Neighborhood Commercial) Zoning District, Japantown Planning Area, and 40-X Height and Bulk District. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2021-000433CUA: 2428 CLEMENT STREET – north side between 25th and 26th Avenues, Lot 017 in Assessor’s Block 1408 (District 1) - Request for Conditional Use Authorization pursuant to Planning Code Sections 717, 202.2, and 303 to establish an approximately 2,726 square-foot Cannabis Retail use (d.b.a. Clement Greenery) within the ground floor commercial space and an associated office space on the second floor, with no on-site smoking or vaporizing of cannabis products within the Outer Clement Street NCD (Neighborhood Commercial District) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2021-006247CUA: 6202 3RD STREET – located on southwest corner of the intersection with of Paul Avenue, Lot 053 on Assessor’s Block 5461 (District 10) – Request for Conditional Use Authorization, pursuant to Planning Code Sections 303 and 712, to establish an AT&T Macro Wireless Telecommunications Services Facility consisting of removal of two (2) omni antennas and antenna mount; installation of four (4) antennas within radomes on the roof top; removal three (3) RRUs; installation six (6) RRUs; installation of two (2) surge suppressors; and, installation of new equipment within existing cabinets. The Project Site is located within the NC-3 (Neighborhood Commercial, Moderate Scale) Zoning District and the 40-X Height and Bulk District. 2020-008611DRP: 1433 DIAMOND STREET – between Duncan and 27th Streets; Lot 002E in Assessor’s Block 6589 (District 7)- Discretionary Review of building permit 2020.0826.2704 for the addition of a glass windscreen to the third-floor balcony facing Diamond Street, within the allowable setbacks and building envelope. The proposed glass windscreen is an extension of an existing parapet. The proposed glass windscreen will be approximately eight feet from deck level, and approximately four feet five inches above the existing parapet of a single-family house within the RH-1 (Residential House- One Family) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h).). Persons who are unable to attend the scheduled Planning Commission hearing may submit written comments regarding these cases to the individuals listed for each above via email or at the Planning Department, 49 South Van Ness Avenue, Suite 1400, San Francisco, CA 94103. Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Planning Commission.
Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
