Instructions for Calling-In to a Meeting

  1. DIAL the number listed for the meeting toll-free at 1 (415) 655-0001.
  2. Enter the Access Code for this meeting: 146 600 1291 then press #. If prompted for an Attendee ID, just press #.
    Please note: the Access Code will change for every meeting.
  3. Stop and LISTEN.
  4. Wait for Public Comment to be announced (by Item # or for General Public Comment).
  5. When the Commission/Hearing Secretary calls Public Comment, press *3 to raise your hand.
  6. Once you raise your hand, you will hear the prompt, “You have raised your hand to ask a question. Please wait to speak until the host calls on you.” If you no longer want to submit public comment, press*3 to lower your hand.
  7. Wait for your turn to speak.

Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Planning Commission intends to hold a PUBLIC HEARING on these items and on other matters on Thursday, September 2, 2021, beginning at 1:00 p.m. or later. Please be advised that due to the COVID-19 emergency, the Planning Commission may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. 2019-023623ENX/VAR/OFA/OFA-02: 130 TOWNSEND ST - northwest corner of Townsend and Stanford Streets, Lot 008 in Assessor’s Block 3788 (District 6) – Request for a Large Project Authorization, two Office Development Authorizations, and a Variance, pursuant to Planning Codes 249.78, 305(c), 321, 322, 329, and 848, to permit a four-story vertical addition to the existing one-story historic building (“Townsend Building”) and the new construction of a separate and completely autonomous five-story building on the rear portion of the lot which is currently a surface parking lot. 2019-015440CUA: 472 GREENWICH STREET – north side between Grant Avenue & Child Street; Lot 022 in Assessor’s Block 0078 (District 3): Request for Conditional Use Authorization pursuant to Planning Code Sections 249.49 and 303, to add a one car garage at the base of the subject building as part of substantial alterations proposed overall. Additional work would include an exterior remodel, horizontal and one-story vertical additions, interior renovations, and a new roof deck accessed via a setback penthouse stair. 2019-013808CUA/VAR: 4300 17TH STREET – Northwest of the intersection of 17th Street and Ord Street; Lot 014A in Assessor's Block 2626 (District 8) – Request for Conditional Use Authorization pursuant to Planning Code Sections 249.77 and 303, to construct a four-story two-family dwelling on a new 1,458- square-foot lot created through a subdivision of the existing 2,916-square-foot (36’ x 81’) corner lot.  An existing three-story two-family dwelling (4300 17th Street) is located on the remaining 1,458 square feet of the original lot.  A total of two Accessory Dwelling Units are proposed, one to be added to the existing two-family dwelling and one to be included within the new two-family dwelling proposed for construction. The project also requests Variances from Planning Code Sections 121 (lot size), 134 (rear yard) and 135 (usable open space). 2020-008959CUA: 376 HILL STREET – north side of Hill Street between Church and Sanchez Streets; Lot 089 in Assessor's Block 3620 (District 8) - The proposal is for Conditional Use Authorization, pursuant to Planning Code Sections 303 and 317, to demolish an existing three-story, 2,317 gross-square-foot, one-family dwelling and a detached one-story 499 gross-square-foot one-family dwelling and to construct a new three-story-over-basement, 7,909 gross-square-foot, two-family dwelling, which includes a 5,420-square-foot, four-bedroom main dwelling unit, a 1,088-square-foot one-bedroom second dwelling unit, and a 1,401-square-foot garage providing storage for both units and two vehicle parking spaces. 2016-013012CUA: 478-484 HAIGHT STREET – north side of Haight Street between Fillmore and Webster Streets; Lot 019 in Assessor’s Block 0849 (District 5) – The proposal is for Conditional Use Authorization, pursuant to Planning Code Sections 121.2, 303, 317 and 743 to permit the demolition of the existing two-story building containing one dwelling unit above ground floor retail space, and the construction of a new four-story building containing 9 principally-permitted dwelling units and 9 accessory dwelling units above two floors of child care (Community Institutional) uses totaling approximately 9,942 square feet within the Lower Haight Street Neighborhood Commercial District and the 40-X Height and Bulk District. Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Planning Commission.

Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
