Instructions for Calling-In to a Meeting

  1. DIAL the number listed for the meeting toll-free at 1 (415) 655-0001.
  2. Enter the Access Code for this meeting: 2484 237 3068 then press #. If prompted for an Attendee ID, just press #.
    Please note: the Access Code will change for every meeting.
  3. Stop and LISTEN.
  4. Wait for Public Comment to be announced (by Item # or for General Public Comment).
  5. When the Commission/Hearing Secretary calls Public Comment, press *3 to raise your hand.
  6. Once you raise your hand, you will hear the prompt, “You have raised your hand to ask a question. Please wait to speak until the host calls on you.” If you no longer want to submit public comment, press*3 to lower your hand.
  7. Wait for your turn to speak.

Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Planning Commission intends to hold a PUBLIC HEARING on these items and on other matters on Thursday, March 3, 2022, beginning at 1:00 p.m. or later. Please be advised that due to the COVID-19 emergency, the Planning Commission may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. Additional information may be found on the Department’s website.

2019-022850CUA: 1101-1123 SUTTER STREET – south side between Larkin and Polk Streets, Lots 001 and 019 of Assessor’s Block 0692 (District 3) – Request for Conditional Use Authorization pursuant to Planning Code Sections 121.1, 121.2, and 303 to allow development of a lot exceeding 2,500 square feet, and to allow non-residential uses exceeding 2,000 square feet. The proposed project (“Project”) would renovate and incorporate the existing building at 1101 Sutter Street into the development, demolish the existing building at 1123 Sutter Street, and construct a new 14-story building reaching a height of approximately 152 feet. The Project would contain a total of 221 dwelling units (including 44 dwelling units provided as on-site affordable units). The Project also includes a 4,069 square foot child care center, 4,146 square feet of ground-floor commercial uses, 55 vehicle parking spaces, and two carshare parking spaces. The Project is utilizing the Individually Requested State Density Bonus Program to achieve a 50% density bonus thereby maximizing residential density on the Site pursuant to California Government Code Sections 65915-95918, as revised under Assembly Bill No. 2345 (AB 2345). The Project requests one incentive related to the width of parking and loading entries, as well as five waivers related to exposure, height, bulk, rear yard, and setbacks on narrow streets. The Project Site is located within the Polk Street Neighborhood Commercial District and the 65-A and 130-E Height and Bulk Districts. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2021-003638DRP: 450 MYRA WAY – between Molimo and Hillcrest Streets; Lot 010 in Assessor’s Block 3007 (District 7) - Discretionary Review of Building Permit Application no. 2021.0324.7216. to construct a rear horizontal addition to an existing two-story single-family residence within the RH-1 (Residential House - One Family) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h).). 2021-001932DRP: 649 28TH STREET – between Duncan and Douglass Streets; Lot 025 in Assessor’s Block 7520 (District 8) - Discretionary Review of Building Permit Application no. 202021.0201.3766 to construct a vertical addition to an existing two-story single-family residence within the RH-1 (Residential House - One Family) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h).). 2021-001049DRP: 1548-1550 LEAVENWORTH STREET – between Pacific and Jackson Streets; Lot 025 in Assessor’s Block 0183 (District 3) - Discretionary Review of Building Permit Application no. 2021.1005.5942 to construct a horizontal addition and roof deck to an existing two-story two-family residence within the RM-3 (Residential Mixed – Medium Density) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h).). It is strongly recommended that persons submit their comments in writing in advance of the hearing. Written comments may be submitted via email directly to the case planner.

Persons who are unable to attend the scheduled Commission hearing may submit written comments regarding these cases to the individuals listed for each above via email or at the Planning Department, 49 South Van Ness Avenue, Suite 1400, San Francisco, CA 94103. Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Commission.

Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
