Instructions for Calling-In to a Meeting

  1. DIAL the number listed for the meeting at 1 (415) 655-0001.
  2. Enter the Access Code for this meeting: 2491 392 7056 then press #. If prompted for an Attendee ID, just press #.
    Please note: the Access Code will change for every meeting.
  3. Stop and LISTEN.
  4. Wait for Public Comment to be announced (by Item # or for General Public Comment).
  5. When the Commission/Hearing Secretary calls Public Comment, press *3 to raise your hand.
  6. Once you raise your hand, you will hear the prompt, “You have raised your hand to ask a question. Please wait to speak until the host calls on you.” If you no longer want to submit public comment, press*3 to lower your hand.
  7. Wait for your turn to speak.
  8. When you hear the prompt, “Your line is unmuted” – THIS IS YOUR OPPORTUNITY TO PROVIDE YOUR PUBLIC COMMENT.
  9. The Commission/Hearing Secretary will indicate how much time you have to provide your comments. You will be alerted when you have 30 seconds remaining.

The Planning Commission intends to hold a PUBLIC HEARING on these items and on other matters on Thursday, April 14, 2022, beginning at 1:00 p.m. or later. Please be advised that due to the COVID-19 emergency, the Planning Commission may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. 2021-007053CUA: 144 LAIDLEY STREET – west side of Laidley Street between Miguel and 30th Streets, Lot 016 in Assessor’s Block 6665 (District 8) - Request for a Conditional Use Authorization pursuant to Planning Code Sections 121(f), 209.1, 303, and 317 for the demolition of an existing one-story single-family residence, the subdivision of an existing lot into two new substandard lots, and the development of each new lot with a new four-story over basement single family residences with an Accessory Dwelling Unit (ADU) for a total of four dwelling units within the RH-1 (Residential House, One-Family) Zoning District and 40-X Height and Bulk District. 2021-011370CUA: 33 BANBURY DRIVE – south side of Banbury Drive between 19th Avenue and Stratford Drive, Lot 037 in Assessor’s Block 7244 (District 7) - Request for a Conditional Use Authorization pursuant to Planning Code Sections 209.1 and 303 for vertical and horizontal additions and alterations to an existing Religious Institution (San Francisco Hillel) within the RH-1(D) (Residential House, One-Family [Detached Dwellings]) Zoning District and 28-X Height and Bulk District. 2019-023083CUA: 2955 MISSION STREET – East side of Mission Street between 25th Street and 26th Street; Lot 025 in Assessor’s Block 6528 (District 9) - Request for Conditional Use Authorization pursuant to Planning Code Sections 303 and 317 and Adoption of Findings Related to State Density Bonus pursuant to Planning Code Section 206.6 to demolish an existing two-story mixed-use building containing one commercial unit and one owner-occupied residential unit, and construct a new six-story mixed-use building with a ground floor commercial unit and 18 residential units above within the MISSION STREET NEIGHBORHOOD COMMERCIAL TRANSIT Zoning District and a 40-X,65-B Height and Bulk District. 2020-004414CUA: 618 AND 630 OCTAVIA STREET – Located on the east side of Octavia Street, north of Grove Street; Lots 037 & 038 in Assessor’s Block 0793 (District 5) - Request for Conditional Use Authorizations, pursuant to Planning Code Section 317 for Residential Demolition; and Planning Code Section 303, to allow accessory parking above that principally permitted from 0.5 spaces per dwelling unit (20 spaces) to 0.75 spaces per dwelling unit (30 spaces) in the Hayes-Gough NCT Zoning District for a Project that would construct a new eight-story, 85-ft tall, mixed-use building (approximately 51,783 square feet) with 40 dwelling units, and making findings of eligibility for the individually requested State Density Bonus (California Government Code Sections 65915-65918) and receive one Concession and Incentive to exceed principally permitted parking, and three waivers for: 1) Rear Yard (Section 134); 2) Dwelling Unit Exposure (Section 140); and 3) Building Height (Section 260. The Project would also merge two lots to create one, approximately 9,451 square foot, lot. The project site is located within the Hayes-Gough NCT (Neighborhood Commercial Transit) Zoning District, Market and Octavia Planning Area, and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2021-011283DRP: 813 CAROLINA STREET – between 20th Street and Southern Heights Avenue; Lot 041 in Assessor’s Block 4097 (District 10) - Discretionary Review of Building Permit Application no. 2021.0624.3128 to remove and replace an existing safety railing on a roof of a non-complying structure in the rear yard within the RH-2) (Residential House - Two Family) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h).). It is strongly recommended that persons submit their comments in writing in advance of the hearing. Written comments may be submitted via email directly to the case planner.

Persons who are unable to attend the scheduled Commission hearing may submit written comments regarding these cases to the individuals listed for each above via email or at the Planning Department, 49 South Van Ness Avenue, Suite 1400, San Francisco, CA 94103. Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Commission.

Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
