Instructions for Calling-In to a Meeting

  1. DIAL the number listed for the meeting toll-free at 1 (415) 655-0001.
  2. Enter the Access Code for this meeting: 2487 726 7831 then press #. If prompted for an Attendee ID, just press #.
    Please note: the Access Code will change for every meeting.
  3. Stop and LISTEN.
  4. Wait for Public Comment to be announced (by Item # or for General Public Comment).
  5. When the Commission/Hearing Secretary calls Public Comment, press *3 to raise your hand.
  6. Once you raise your hand, you will hear the prompt, “You have raised your hand to ask a question. Please wait to speak until the host calls on you.” If you no longer want to submit public comment, press*3 to lower your hand.
  7. Wait for your turn to speak.
  8. When you hear the prompt, “Your line is unmuted” – THIS IS YOUR OPPORTUNITY TO PROVIDE YOUR PUBLIC COMMENT.
  9. The Commission/Hearing Secretary will indicate how much time you have to provide your comments. You will be alerted when you have 30 seconds remaining.

Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Planning Commission intends to hold a PUBLIC HEARING on these items and on other matters on Thursday, May 19, 2022, beginning at 1:00 p.m. or later. Please be advised that due to the COVID-19 emergency, the Planning Commission may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. 2021-013003CUA: 3931 ALEMANY BOULEVARD – south side of Alemany Boulevard between St. Charles and Worcester Avenues, Lot 012 in Assessor’s Block 7126A (District 7) - Request for a Conditional Use Authorization pursuant to Planning Code Sections 303, 303.1, and 713 for the establishment of a Formula Retail Limited Restaurant Use (D.B.A. 7 Leaves Café) at an approximately 1,780 square foot tenant space at the ground floor of an existing mixed-use building within the Neighborhood Commercial, Shopping Center (NC-S) Zoning District and a 40-X Height and Bulk District. The proposal includes the merger of two existing tenant spaces and interior renovations. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2017-001961CUA/SHD: 350 OCEAN AVENUE – north side of Ocean Avenue and between San Jose and Delano Avenues, Lot 023 in Assessor’s Block 3212 (District 11) - Request for a Conditional Use Authorization and adoption of Shadow Findings pursuant to Planning Code Sections 121.1, 155(r), 295, 303, 750 and for a Concession/Incentive and Waiver from Development Standards, pursuant to Planning Code Section 206.6 and California Government Code Section 65915 under State Density Bonus Law, to allow the demolition of two existing one-story, commercial buildings and the construction of a five-story over basement, 36 dwelling unit (19 two-bedrooms, 13 one bedroom, and 4 studios) residential building with 15 off-street parking spaces, 36 Class 1 bicycle parking spaces, 2 Class 2 bicycle parking spaces, 1,197 square feet of private usable open space, and 3,888 square feet of common usable open space. Under the Individually-Requested State Density Bonus Program, the Project seeks a Density Bonus, a Concession/Incentive from Active Use (Section 145), and Waivers from Rear Yard (Section 134), Usable Open Space (Section 135), Exposure (140), and Height (Section 260) requirements. 2021-002045PRJ: 170 SOUTH VAN NESS AVENUE – West side of South Van Ness Avenue between Plum Street and 13th Street; Lot 039 in Assessor’s Block 3514 (District 6) - Request for Conditional Use Authorization pursuant to Planning Code Section 303, 303.1, and 752 to establish an approximately 21,247 square-foot General Grocery Formula Retail Use (dba US Foods Chef’Store). Signage changes will be made to the building’s front façade under a separate permit. The Project Site is located within the Moderate Scale Neighborhood Commercial Transit District Zoning District ( NCT-3) and a 85-X Height and Bulk District. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2021-004022DRP: 2230 WASHINGTON STREET – between Laguna and Buchanan Streets; Lot 003D in Assessor’s Block 0603 (District 2) - Discretionary Review of Building Permit Application no. 2021.0329.748 to construct a rear horizontal 3rd story addition with roof deck and façade alterations within the RH-2 (Residential House - Two Family) Zoning District and 40-X Height and Bulk District.  This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h).). 2017-013615DRP: 46 HOMESTEAD STREET – between 24th and 25th Streets; Lot 007 in Assessor’s Block 6503 (District 8) - Discretionary Review of Building Permit Application no. 2017.1017.1386 to construct a rear and front horizontal addition and façade alterations with roof decks within the RH-2 (Residential House - Two Family) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04 (h).). It is strongly recommended that persons submit their comments in writing in advance of the hearing. Written comments may be submitted via email directly to the case planner.

Persons who are unable to attend the scheduled Commission hearing may submit written comments regarding these cases to the individuals listed for each above via email or at the Planning Department, 49 South Van Ness Avenue, Suite 1400, San Francisco, CA 94103. Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Commission.

Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
