Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Planning Commission intends to hold a PUBLIC HEARING on these items and on other matters on Thursday, December 15, 2022, beginning at 1:00 p.m. or later. Please be advised that due to the COVID-19 emergency, the Planning Commission may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. 2019-016230GPA: Housing Element 2022 Update – CONSIDERATION OF APPROVAL OF AMENDMENTS TO THE GENERAL PLAN – Pursuant to San Francisco Charter Section 4.105, Planning Code Section 340(d) and Section 306.3, the Planning Commission will consider (1) making approval findings under the California Environmental Quality Act, including adopting a statement of overriding considerations, and findings of consistency with the General Plan and eight priority policies of Planning Code Section 101.1, and (2) resolutions adopting amendments to the General Plan, including adopting the Housing Element 2022 Update, adopting conforming amendments to the Air Quality, Commerce & Industry, Environmental Protection, and Urban Design Elements, and recommending that the Board of Supervisors adopt an Ordinance approving the amendments. On November 17, 2022, the Planning Commission adopted Resolution No. R-21207 to initiate amendments to the General Plan. 2019-021810PRJ: 729 BUSH STREET – south side between Powell and Mason Streets, Lot 022 in Assessor’s Block 0284 (District 3) – request for a Conditional Use Authorization and Variance, pursuant to Planning Codes 134, 209.3, 253, 303, and 608.14 to allow a rear yard variance, permit a Retail Service Use (Health Service) on the second floor, approve a building greater than fifty feet in height, and to designate the subject property’s existing vertical blade sign as a vintage sign for the project which includes the conversion of, and a three-story vertical addition to, the historic adult theater space to allow for a medical office, ambulatory surgery center and four dwelling units. The property is located within the RC-4 (Residential-Commercial, High Density) Zoning District, Group Housing Special Use District, and 65-A Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h).). Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Commission.
