Notice is hereby given to the general public that applications involving the properties/and or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code.  The Planning Commission will hold a PUBLIC HEARING on these items and on other matters on Thursday, February 6, 2020, beginning at 1:00 p.m. or later, in City Hall, 1 Dr. Carlton B. Goodlett Place, Room 400.

2019-014039CUA:  1735 Polk Street – west side of Polk Street between Washington Street and Clay Street, Lot 002 of Assessor’s Block 0619 (District 3) - Request for a Conditional Use Authorization pursuant to Planning Code Sections 202.2, 303, and 723 to establish an approximately 4,400 square foot cannabis retail use and personal service use (d.b.a. Mad River Wellness) in an existing retail space in a three-story residential and commercial building within the Polk Street NCD (Neighborhood Commercial) Zoning District and 65-A Height and Bulk District. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2019-016911CUA: 855 Brannan Street – south side of Brannan Street between 7th and 8th Streets; Lots 011-014 in Assessor’s Block 3783 (District 6) – Request for Conditional Use Authorization, pursuant to Planning Code Sections 303, 303.1, and 843.46, to establish an approximately 887 square-foot Formula Retail Use (d.b.a. StretchLab) in a vacant ground floor tenant space in a newly-constructed six-story, mixed-use building within the UMU (Urban Mixed Use) Zoning District and a 68-X Height and Bulk District. There will be no expansion of the existing building envelope or storefront modifications proposed. 2019-006446CUA: 428 27th Street - north side of 27th Street and between Noe and Sanchez Streets, Lot 012 in Assessor’s Block 6580 (District 8) - Request for a Conditional Use Authorization pursuant to Planning Code Sections 303 and 317 for the removal of an Unauthorized Dwelling Unit (UDU) located at the ground floor of an existing three-story, single-family residence and the construction of dormers at the rear of the subject building within the RH-2 (Residential-House, Two-Family) Zoning District and 40-X Height and Bulk District. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2018-013139CUA: 271 Granada Ave – between Ocean & Holloway Ave; Lot 006 in Assessor’s Block 6941 (District 7) - Request for a Conditional Use Authorization pursuant to Planning Code Sections 209.1, 303 and 317 to demolish a one-story single-family dwelling and construct a new three-story three-family dwelling, including an Accessory Dwelling Unit at the ground floor, within the RH-2 (Residential — House, Two Family) Zoning District, 40-X Height and Bulk District, Oceanview Large Residence Special Use District. 2019-014893DRP: 152 Geary Street – between Stockton Street and Grant Avenue.; Lot 008 in Assessor’s Block 0309 (District 3) - Request for Discretionary Review of Building Permit Application No. 2019.0723.6743 to establish an approximately 7,440 square foot, two-story Cannabis Retail use at an existing retail space within the C-3-R (Downtown - Retail) Zoning District and 80-130-F Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2019-014211DRP: 667 Mississippi Street – between 20th and 22nd Streets; Lot 029 in Assessor’s Block 4103 (District 10) - Request for Discretionary Review of Building Permit Application No. 2019.0717.6109 to establish a new, 1,016 square foot Cannabis Retail use within an existing non-storefront cannabis production facility within the MUR (Mixed-Use Residential) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2018-011022DRP: 2651-2653 Octavia Street – between Vallejo and Green Streets; Lot 002 in Assessor’s Block 0554 (District 2) - Request for Discretionary Review of Building Permit Application No. 2018.0803.6405 for construction of a vertical and horizontal addition and facade modifications (new front entry, garage opening, window modifications), and interior renovations to an existing three-story, two-family house within the RH-2 (Residential-House, Two-Family) Zoning District and 40-X Height and Bulk District. The proposed project will also include new decks at the rear and roof (with elevator penthouse).  This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). Persons who are unable to attend the scheduled Commission hearing may submit written comments regarding these cases to the individuals listed for each case above at the Planning Department, 1650 Mission Street, 4th Floor, San Francisco, CA 94103. Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Commission.

Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
