Notice is hereby given to the general public that applications involving the properties/and or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Planning Commission intends to hold a PUBLIC HEARING on these items and on other matters on Thursday, April 30, 2020, beginning at 1:00 p.m. or later, in City Hall, 1 Dr. Carlton B. Goodlett Place, Room 400. Please be advised that due to the COVID-19 emergency shelter-in-place order, the Commission may be required to conduct this hearing remotely. 2018-012065CUA: 5500 Mission Street – northwest corner of Mission Street and Foote Avenue; Lots 001G, 001H, 001I, and 036 in Assessor’s Block 7066 (District 11) – Request for Conditional Use Authorization, pursuant to Planning Code Sections 121.2 and 303 to demolish an existing 2,750 square foot industrial building and new construction of a four-story, 40-ft tall, mixed-use building with a 77 bed residential care facility for the elderly, 8 group housing rooms (11 beds) and one manager’s unit and 455 square feet of ground floor commercial in the Excelsior Outer Mission Street (NCD) Neighborhood Commercial Zoning District and 40-X Height and Bulk District. 2019-021940CUA: 545 Francisco Street – south side of Francisco Street between Mason and Taylor Streets - Request for Conditional Use Authorization pursuant to Planning Code Sections 303 and 722 to convert the existing Restaurant use to a Retail Professional Services use (d.b.a. “Brendt Properties”), at the ground floor of the subject property located within the North Beach Neighborhood Commercial District, North Beach Special Use District, Telegraph Hill-North Beach Special Use District and the 40-X Height and Bulk District. This project was reviewed under the Community Business Priority Processing Program (CB3P). A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2020-002490CUA: 333 Valencia Street – east side of Valencia Street between 14th Street and 15th Street - Request for Conditional Use Authorization pursuant to Planning Code Sections 121.1, 303, and 762 to establish Health Services use and Public Facility use (dba. San Francisco Department of Public Health) greater than 2,999 square feet, and a Public Facility use on the second floor of the subject property within the Valencia Street NCT (Neighborhood Commercial Transit) Zoning District and 45-X and 55-X Height and Bulk Districts.  A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2018-088661ENX/OFA: 701 Harrison/400 3rd Street – located on the southwest intersections of 3rd and Harrison Street; Block: 3762, Lot: 001 (District 6) – Request for Large Project Authorization and an Office Development Authorization, pursuant to Planning Code Sections 249.78, 321, 322, 329, and 848, to allow new construction over 85-ft in height and measuring more than 50,000 gross square feet in size in the Central SoMa Special Use District (SUD) per Planning Code (PC) 329(b)(2), and to authorize up to 49,999 square feet from the Office Development Annual Limit per PC 321 and 322, for the project including new construction of a seven-story-with-mezzanine, 100-foot 11-inch tall, office building with a roof deck and ground-floor retail use. The new mixed-use building will measure approximately 58,539 square feet with approximately 49,999 square feet of office use and approximately 8,539 square feet of retail use. The Project will also provide 85 bicycle parking spaces (69 Class I, 16 Class II). The subject lot is located in the Central SoMa Mixed-Use Office (CMUO) Zoning District, Central SoMa SUD, and a 130-CS Height and Bulk District. A Planning Commission approval of the Large Project Authorization at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2017-013959DRP: 178 Seacliff Avenue – between 26th and 27th Avenues; Lot 017 in Assessor’s Block 3726 (District 2) - Request for Discretionary Review of Building Permit Application No. 2017.1023.1990 to demolish an existing single-family residence with a detached garage and to construct a new three-story over basement single family residence with a two-car garage at the basement level within the RH-1(D) (Residential House, One-Family-Detached) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2017-013272DRP: 3074 Pacific Avenue – between Baker and Lyon Streets; Lot 008G in Assessor’s Block 0964 (District 2) - Request for Discretionary Review of Building Permit Application No. 2017.1024.2068 to construct third-floor vertical addition with a roof deck, accessed via a retractable skylight above an existing two-story, single-family dwelling. within the RH-1(D) (Residential House, One-Family-Detached) Zoning District and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). ). It is strongly recommended that persons submit their comments in writing in advance of the hearing. Written comments may be submitted via email directly to the case planner.

Persons who are unable to attend the scheduled Planning Commission hearing may submit written comments regarding these cases to the individuals listed for each case above via email or at the Planning Department, 1650 Mission Street, 4th Floor, San Francisco, CA 94103. Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Planning Commission.

Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
