- DIAL the number listed for the meeting toll-free at 1 (415) 655-0001.
- Enter the Access Code for this meeting: 2495 527 2323 then press #. If prompted for an Attendee ID, just press #.

- Wait for Public Comment to be announced (by Item # or for General Public Comment).
- When the Commission/Hearing Secretary calls Public Comment, press *3 to raise your hand.
- Once you raise your hand, you will hear the prompt, “You have raised your hand to ask a question. Please wait to speak until the host calls on you.” If you no longer want to submit public comment, press*3 to lower your hand.
- Wait for your turn to speak.
- When you hear the prompt, “Your line is unmuted” – THIS IS YOUR OPPORTUNITY TO PROVIDE YOUR PUBLIC COMMENT.
- The Commission/Hearing Secretary will indicate how much time you have to provide your comments. You will be alerted when you have 30 seconds remaining.

Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Planning Commission intends to hold a PUBLIC HEARING on these items and on other matters on Thursday, October 7, 2021, beginning at 1:00 p.m. or later. Please be advised that due to the COVID-19 emergency, the Planning Commission may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. 2021-007327PCA [Board File No. 210810]: Planning Code - Business Signs on Awnings and Marquees – Ordinance amending the Planning Code to allow business signs on awnings or marquees in addition to projecting signs in various neighborhood commercial and residential-commercial districts, and in certain Chinatown mixed use districts; applying business sign controls to additional Neighborhood Commercial Districts; affirming the Planning Department’s determination under the California Environmental Quality Act; and making findings of consistency with the General Plan, and the eight priority policies of Planning Code, Section 101.1, and public necessity, convenience, and general welfare findings pursuant to Planning Code, Section 302. 2017-015678CUA: 425 BROADWAY – south side of Broadway between Montgomery and Kearny Streets; Lot 002 in Assessor's Block 0163 (District 3) - Request for Conditional Use Authorization pursuant to Planning Code Sections 303 and 714, for demolition and State Density Bonus new construction of two mixed-use buildings reaching heights of 5-stories (56 feet) tall on Broadway and 7-stories (64 feet) tall on Montgomery St. with approximately 51,625 gross square feet of residential use, 4,940 gross square feet of retail use, and 18,735 gross square feet of design professional office use. The proposed project (“Project”) includes a total of 41 dwelling units, with a mix of 15 one-bedroom units, 21 two-bedroom units, and five three-bedroom units with three dwelling units provided as on-site affordable units. The Project would provide 17 off-street vehicle parking spaces and 46 Class 1 and 7 Class 2 bicycle parking spaces. The Project is utilizing the Individually Requested State Density Bonus Program to achieve a 20% density bonus thereby maximizing residential density on the Site pursuant to California Government Code Sections 65915-95918, as revised under Assembly Bill No. 2345 (AB 2345). The Project requests four (4) waivers from: Height (Section 250), Bulk (Section 270), Rear Yard (Section 134), and Dwelling Unit Exposure (Section 140). The Project Site is located within a Broadway NCD (Neighborhood Commercial) Zoning District and 65-A-1 Height and Bulk District. 2020-006344CUA: 37 VICENTE STREET – southwest corner of Vicente Street and West Portal Avenue; Lot 032 in Assessor's Block 2989B (District 7) - Request for Conditional Use Authorization pursuant to Planning Code Sections 303 and 729, to permit the installation of a new AT&T Mobility Macro Wireless Telecommunication Services Facility at the rooftop of the existing two-story mixed-use building, consisting of nine new antennas and ancillary equipment as part of the AT&T Mobility Telecommunications Network. Antennas will be screened within one FRP enclosure and three faux vents. The project is located within the West Portal Neighborhood Commercial Zoning District and a 26-X Height and Bulk District. 2021-002698CUA: 317 CORTLAND AVENUE – north side of Cortland Avenue between Bocana and Bennington Streets; Lot 015 in Assessor's Block 5667 (District 9) - Request for Conditional Use Authorization pursuant to Planning Code Sections 202.2, 303, and 738, to establish a new 1,402 square foot Cannabis Retail establishment on the first floor of the subject building within the Cortland Avenue NC (Neighborhood Commercial) Zoning District and 40-X Height and Bulk District. A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). It is strongly recommended that persons submit their comments in writing in advance of the hearing. Written comments may be submitted via email directly to the case planner.

Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Planning Commission.
Pursuant to Government Code § 65009, if you challenge, in court, the approval of a conditional use, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
