Notice is hereby given to the general public that applications involving the properties and/or issues described below have been filed with the Planning Department for review as set forth in the City Planning Code. The Planning Commission intends to hold a PUBLIC HEARING on these items and on other matters on Thursday, June 1, 2023, beginning at 1:00 p.m. or later. Please be advised that due to the COVID-19 emergency, the Planning Commission may conduct this hearing remotely using videoconferencing technology or in-person at City Hall. 2018-009733CUA: 290 SAN BRUNO AVENUE – west side of San Bruno Avenue between 15th and 16th Streets; Lot 001 in Assessor’s Block 3933 (District 6) – Request for Conditional Use Authorization pursuant to Planning Code Section 210.3 and 303 to establish parcel delivery services on the subject property. The project includes the demolition of the smaller building on the lot’s southeast corner, parking lot improvements, seasonal use of the parking lot for parcel delivery services during November and December months, and establishment of parcel delivery services use at the larger building at the northern portion of the lot within the PDR-1-D (Production, Distribution & Repair – 1 - Design) Zoning District and 40-X Height and Bulk District. 2022-005817CUA: 1550 MISSION STREET – north side of Mission Street between South Van Ness Avenue and 11th Street; Lot 012 in Assessor’s Block 3506 (District 6) – Request for Conditional Use Authorization pursuant to Planning Code Sections 202.10, 303, and 210.2 to classify 40 units (217, 218, 305, 313, 325, 329, 414, 415, 431, 515, 524, 613, 615, 623, 625, 711, 713, 715, 723, 725, 813, 825, 911, 913, 925, 1206, 1208, 2009, 2310, 2509, 2809, 3012, 3112, 3210, 3501, 3504, 3509, 3510, 3901, and 3910) at the subject property as Intermediate Length Occupancy (ILO) units. Classification as an ILO unit allows a dwelling unit to be offered for occupancy for an initial stay with a duration of greater than 30 days but less than one year (365 days). ILO units are a use characteristic. The units proposed for ILO classification will remain dwelling units. The subject property is located within a C-3-G (Downtown – General) Zoning District and 85-X, 130/240-R-3, and 130/400-R-3 Height & Bulk Districts. The Planning Department has determined that the proposal is not defined as a project under California Environmental Quality Act (CEQA) Guidelines Sections 15378 and 150660(c)(2) because it would not result in direct or indirect changes to the environment. 2018-011365CUA/DNX/VAR: 420 SUTTER STREET – north side of Sutter Street between Stockton and Powell Streets; Lot 005A in Assessor’s Block 0285 (District 3) – 1) Request for Conditional Use Authorization, pursuant to Planning Code Sections 145.4, 210.2 and 303 to establish a Hotel use and modify the active ground floor use requirement. 2) Request for Downtown Large Project Authorization, pursuant to Planning Code Section 309, to construct a project exceeding a net addition of 50,000 square feet, construct a new building greater than 75 feet in height, and to grant an exception to the wind current reduction requirements of Planning Code Section 148. 3) Zoning Administrator consideration of a Variance request from bicycle parking location standards (Planning Code Section 155.1(b)). The Project proposes to demolish an existing two-story commercial building and construct a new 12-story Hotel with 149 guest rooms. The subject property is located within a C-3-R (Downtown – Retail) Zoning District and a 80-130-F Height & Bulk District. 2023-001114CUA: 3998 18TH STREET – north east corner at the intersection of 18th and Noe Streets; Lot 29A in Assessor’s Block 3581 (District 7) – Request for Conditional Use Authorization, pursuant to Planning Code Section 303, 303.1, and 715 to establish an approximately 1,359 square foot Formula Retail Specialty Grocery Use (d.b.a Muuu Meat) in vacant ground floor tenant space in a three-story mixed-use building. The subject property is located within the Castro Street NCD Zoning District, and 40-X Height and Bulk District. The tenant space was previously occupied by Formula Retail General Grocery ( 7-11). A Planning Commission approval at the public hearing would constitute the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). 2022-007953DRP: 222 JERSEY STREET between Sanchez and Noe Streets; Lot 008 in Assessor’s Block 6508 (District 8) – Discretionary Review of Building Permit Application no. 2021.1202.3552 to construct a vertical addition and horizontal rear addition to a two-unit, three-story building within the RH-2 (Residential House - Two Family District) and 40-X Height and Bulk District. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h).). 2023-003753PCA [Board File 230447]: Building, Planning Codes - Existing Awning Amnesty Program – Ordinance, introduced by the Mayor, amending the Building and Planning Codes to create a temporary amnesty program for unpermitted awnings that streamlines the application process to legalize awnings, waives applicable fees, and confers legal nonconforming status for awnings that do not comply with the Planning Code; affirming the Planning Department’s determination under the California Environmental Quality Act; making findings of consistency with the General Plan and the eight priority policies of Planning Code Section 101.1; and making findings of public necessity, convenience, and welfare pursuant to Planning Code Section 302. Comments received by 9:30 a.m. on the day of the hearing will be made a part of the official record and will be brought to the attention of the Planning Commission.
