2017-009964VAR: 526-530 Lombard Street - North side of Lombard Street between Powell and Stockton Streets, Lot 011 of Assessor’s Block 0063 (District 3) - Request for a Variance, pursuant to Planning Code Sections 134, 140, and 305 to construct a new detached four (4)-story, two (2)-unit structure on a through-lot fronting located within the RM-2 (Residential-Mixed, Moderate Density) Zoning District and 40-X Height and Bulk District. The proposed structure will be entirely in the rear yard and does not provide Code-complying exposure for at least one dwelling unit. Therefore, a variance from the rear yard, residential open space, and dwelling unit exposures requirements is required. 2018-011441CUAVAR: 1846 Grove Street – south side of Fulton Street between Ashbury Street and Masonic Avenue, and Atalaya Terrace, Lot 003H in Assessor’s Block 1187 (District 5)Request for Conditional Use Authorization pursuant to Planning Code Sections 209.1 and 303 to construct five dwelling units on a lot zoned RH-2 (Residential, House – Two Family) and RH-3 (Residential, House – Three Family). The Conditional Use Authorization request is to exceed the principally permitted dwelling unit density limit for the respective zoning district. The lot is located within a 40-X Height & Bulk District. Additionally, the project is also seeking variances from the rear yard requirement of Planning Code Section 134, the exposure requirement of Section 140, and bicycle parking requirement of Section 155.1. Access to the subject property is located on the south side of Fulton Street between Ashbury Street and Masonic Avenue. There is no access from Grove Street.
